Be ready to contact other lenders if required especially in purchasing foreclosures. In Foreclosures and Short Sales, financial institutions want to ensure the validity of their prospect. If you do not have a lender, I can provide a list. This is your first step in a successful real estate transaction and required to place an offer.

3) Be prepared for a fast paced review, inspections & contractual signatures. Specific North Georgia properties go under contract fast. This is common in foreclosures  and potential  bank owned properties (Short Sales). Banks want prompt attention to paperwork and all inspection requirements. Due diligence and finance periods are generally shorter than normal sales.

4) Provide your desired location or specific home if known. This allows us to verify and check availability and property coming on the market. The bank processing on North Georgia foreclosures and short sales are different than regular home listings. The listings cannot be completely updated in the MLS systems until they pass through certain bank procedures. We will have to verify the availability prior to a visit. A 24-hour notice prior to a visit is good.
